Dufner Heighes’ House 176 acknowledges the archetypal form of the traditional American vernacular home within a modern design esthetic. All elevations of the house are considered equally—there is no designated front and back. These strategies allow the house to integrate seamlessly into the fabric of a compact suburban setting, or let it stand alone in an isolated rural environment.

Sustainability is also an important design consideration. Conceived with a ground-source heatpump for both heating and air conditioning, the house is both environmentally sensitive and visually unimpeded by mechanical equipment. The 12:12 (45°) roofs provide the ideal opportunity for the owner to integrate solar panels between the standing seams of the zinc roof. The flat-roofed carport can accommodate greenroof plantings, which limits stormwater run-off. The archetypal form of the American vernacular home within a modern design aesthetic.Rainwater is intended to be collected via zinc gutters and concealed leaders into a subterranean irrigation cistern.

Modest yet sufficient in size, House 176 embodies a modern design while acknowledging history, location, and function.

 

Wood windows, doors, and eaves accent the concrete base, large brick gables and zinc roof of House 176. The exterior features a large 2-bay carport and raised lawn planters that serve to tie the house to the landscape.

The wood-clad ceiling of the entry foyer and central corridor connect the master suite at one end, the centrally located open living/dining/kitchen, two additional bedrooms and a full-sized laundry room at the other end. The main living space features a full-height brick fireplace hearth and integral AV center with built-in shelving for equipment. Exposures on all four sides of the living room provide access to both exterior terraces, which feature an exterior fireplace and a covered grill and dining area. The master bedroom suite includes a skylighted walk-in closet and large master bath.

Flooring throughout is wide-plank Ipe, with glass mosaic tile in the two full baths, and polished concrete in the foyer, powder room, central corridor, and laundry.
